How long does it take to build a light steel villa?

  Light steel villas represent an alternative construction method compared to traditional villas. Traditional houses require various equipment and materials, and the processes involved can be quite complicated. Many young people born in the 1980s have likely seen their own homes being built, using homemade red bricks, river sand, and cement mixed together, then assembling all the materials to construct the house. Typically, the construction time for a traditional house is around 4 to 6 months.

  Light steel villa construction belongs to the category of prefabricated buildings. This type of construction also requires a foundation, but the depth needed is only half that of traditional houses. The light steel framework can be assembled quickly, and then other finishing materials can be installed on the walls, followed by the roofing materials. Finally, the installation of the electrical and plumbing systems remains.

  1. Foundation

  The house is lightweight, weighing less than one-third of a brick-concrete structure, so the safety requirements for the foundation are not as high. Usually, a flat cement slab is sufficient, although different foundations can be set up according to the building's design. (The foundation is typically constructed by the client.)

  2. Installation of the Light Steel Framework

  The light steel framework is prefabricated in the factory according to the pre-designed drawings and then transported to the site for installation using pull-out bolts and expansion bolts. The light steel frame is highly flexible and ductile, ensuring the safety of the house during earthquakes.

  3. Wall and Floor Installation

  The walls and floors of the house are made with gypsum-based materials. The walls are constructed using wire mesh for support during spraying, while the floors are built with gypsum-based spray and self-leveling techniques, ensuring seamless connections throughout the structure and guaranteeing absolute safety and stability (all water and electrical pipes are embedded before spraying). The entire wall features excellent properties such as waterproofing, fire resistance, thermal insulation, soundproofing, and heat insulation.

  4. Roof Installation

  The house features a unique layered design, with EPS board and a waterproof system laid over the light steel framework, while the top layer of roofing tiles is customized according to the client’s requirements.

  5. Interior Wall Treatment

  The materials for the interior walls can be selected based on one's budget, with options like gypsum board or OSB board. The prices of these materials directly impact the overall cost of the house.

  6. Window and Door Installation

  Windows and doors are customized according to the client’s needs, and there can be significant price differences among different products. For instance, standard glass windows can range from 100 to 300 yuan; high-end glass doors and windows may start at 500 to 800 yuan and can go up to 2000 to 3000 yuan or even higher. Additionally, there are large price variations for doors, flooring, cabinets, and other components, which can affect the overall construction cost of the house.

  7. Inspection and Handover

  After understanding the construction process, one can estimate the construction time for a steel structure villa. The construction time for a 200-square-meter two-story villa is approximately 25 days, while a 300-square-meter light steel villa takes about 35 days.
